What’s up, everybody? Happy Flip & Hold Funding Realty Solutions Friday. Chris Gallo, Flip & Hold Funding Realty Solutions out here in Millis checking out progress on our flip. I’m told there’s been a lot of great progress, so let’s go check out and see what we got. Okay, as we walk in, oh yeah, baby, look, all of a sudden, we have two coats of poly on the floor. We have all of our cabinets set. Windows have been finished now. We have countertops in, waiting on backsplash. Things are starting to come together. I’m seeing hardwood floor everywhere. Final paint I’m seeing everywhere. Look it, walk through here. See the beautiful countertop being set now. We got the extra storage underneath. Check out this room. Great paint. We have our mini splits in everywhere. We have our deck done at this point. Things are really starting to come together.
Let’s go check out the half bath here. Okay, good, vanity set. Looks like they’re just finishing the paint and they’re going to do tile and then they’re going to hang fixtures. So we’re getting really close here. We had some serious work done. We’re excited about the place is really starting to shape up. We had a lot of tree work done. We’re getting the punch list items, and now we’re doing some outside landscaping stuff as well. So as you can see, we had a couple of dead trees here at the end of the driveway, a dead tree over there. We just did our mailbox. You can see all along the edge here, we opened this all up, making this look very, very nice. You could see in the front as well, we had all those big nasty, old bushes that were there from before. We yanked all those out.
We redid the wall here, trimmed all the bushes in the front of the house and did the mulch all the way around. Things are really, really, really looking nice. In the back here, as you can see, we continue to prune some of this stuff back, all right? And the biggest thing that we had to do is you see this monster oak tree, we had to take this thing down. So you can see here all the tree work done. This monster oak tree was more than 50% rotted. The guy tried to take a limb off of it and he called me saying this tree was horrible, in horrible shape. So we had to take it down. That was a huge other expense that we were not planning on incurring, but it is what it is, right? All right. Hey, we’re talking about landscaping and we’re getting close to the end over here.
But one thing we do want to share with you is that we had a couple of companies come out, give us a price on seal coat in the driveway, and here’s another issue that we found. The driveway is just in really rough shape, as you can see. So what they’re going to do is now is they’re giving us pricing on actually yanking all this driveway out, putting a new driveway in. And I got a couple of contractors that are actually going to give me a price to go over to try to keep what they can and then do a binder coat on top, a leveling coat on top, and then really shoring that up as well, which could save us a few thousand dollars, ’cause at this stage in the game, we don’t have $10,000 in the budget to be putting a new driveway in.
So as you can see, first thing you’re going to notice when you come up to this house, and we are going to deal with that roof, I know you guys are looking at that nasty roof, that is going to be either pile washed or we’re actually going to piece that roof in to make it look beautiful. But when you come up to this house now and you see all the work we’ve done, we can’t have this nasty driveway here. So again, this is the things that happen when you take these projects on. It wasn’t in the budget. Luckily, we bought it right. We made sure there was contingency in the rental budget and things come up.
